Construction finance is for buyers who own land or are buying land and want to build a home on it. It works differently from a standard mortgage. The bank releases funds in stages as the build progresses, rather than as one lump sum.
How it works
After approval, the bank sets a total loan amount based on the completed value of the property. Funds are released in agreed stages, usually tied to construction milestones. Common stages are: land purchase, foundations complete, structure complete, roofing complete, and finishing complete.
At each stage, the bank sends a valuator to inspect progress before releasing the next payment. This process is called a drawdown.
